Terms and Conditions

If you confirm a booking with us, we will assume you have read and accepted our terms and conditions as set out below.

Deposits & Payment

The price of the stay includes bed linen, towels, tea towels and Wi-Fi.

A credit or debit card number are required to secure any booking.

Bookings are REFUNDABLE up to 30 days before your arrival date after that time the full price of your stay is liable.

Payment is taken 30 days before your arrival. We will take the amount from the credit/debit card number you used when booking.


When you make a reservation, it is a legal contract between Holiday Homes in York and yourself. Please note that our cancellation policy is part of this contract.

Cancellation by guests:

If you need to cancel your booking for any reason, please let us know as soon as possible.

Up to 30 days' notice – No charge, any deposits taken will be refunded in full - this is for all standard rate bookings.

Less than 30 days' notice -The full cost of your booking will be taken from your debit/credit card.

Please note that if you are unable to travel to York due to Government regulations regarding COVID 19 we will refund the cost of the booking in full.

Cancellation by us:

In the very extreme case that it should be necessary for us to cancel a booking; we will contact you immediately to explain the situation and any deposit/ monies taken will be refunded in full.

Check In - Guests can check in anytime from 3.00 pm on the day of arrival.

Check Out – Houses must be vacated by 10.00 on your day of departure.


We expect guests to treat the premises and contents with care and respect. In the event of damage to Holiday Homes in York property, we reserve the right to charge to replace, repair or professionally clean the item concerned.

Guests are expected to leave the accommodation as clean and tidy as found on arrival.

Our properties are NOT suitable for parties of young people and groups of people who are looking for Party accommodation including stag and hen parties.

We reserve the right to refuse bookings where we have reason to suspect that this may be the case.


Unfortunately, due to the behaviour of some previous visitors, we are now having to ask that guests refrain from sitting outside after 10pm and that consideration is shown when outside our properties, particularly when arriving back to the house late in the evening. Please be aware that all our houses are situated in quiet residential streets with neighbours who are permanent residents, and it is imperative that we do not get complaints from them regarding noise levels.

If this does happen during your stay, then we will have no choice but to take further action which could result in your visit having to be curtailed.

We realise that this does not apply to most of our guests but unfortunately, we must stress this due to previous complaints and would very much appreciate your understanding and cooperation in this matter.

Car Parking

Please be aware that a parking space in York is a rare privilege because of the lack of space in the historic city.

Only one parking space is available for Stodham House and for Stodham Studio. These must only be used for the duration of your stay and must also be vacated at check out.

Non-Smoking Policy

We operate a strict non-smoking policy throughout our properties.


As much as we love our animal friends, pets are only allowed on request at our Adhurst Property.
